Omega Warrington has agreed a £23m forward funding arrangement for a 260,000 sq ft facility at Omega South.
The agreement is believed to be part of the deal with French manufacturer Plastic Omnium to occupy the warehouse.
The unit will include 20,000 sq ft of offices, and 300 car and truck parking spaces on a 20-acre site.
Plastic Omnium is part of the Jaguar Land Rover supply chain. JLR operates a manufacturing facility in Halewood.
The premises are within Zone 7 of Omega South which was granted outline planning consent in May 2014 for 2.1m sq ft of logistics and manufacturing space, a new access road and a 35-acre green space.
A reserved matters planning application for the Plastic Omnium site was approved in November.
Omega Warrington is a joint venture between Miller Developments and KUC Properties. The JV works in partnership with landowner the Homes & Communities Agency and is supported by Warrington Council and the Cheshire & Warrington Local Enterprise Partnership.
Construction of the warehouse is now underway, with completion due this summer.
GVA and JLL are the letting agents for logistics and manufacturing opportunities in Zone 7.
Colliers International represents Plastic Omnium.
All parties declined to comment on the purchaser and occupier.
